General Information
Q: What time is check-in and check-out?
A: Check-in is at 4:00 PM, and check-out is at 10:00 AM. Early check-ins or late check-outs may be accommodated upon request, depending on availability.
Q: How do I access the property?
A: You will receive a digital key code at least 24 hours before your check-in date. Use this code to access the smart lock on the designated door.
Q: Is parking available?
A: Yes, there is free parking available on-site for up to two vehicles. Restrictions apply per property.
Q: Do you accept pets?
A: Our properties are not animal-friendly. Please make appropriate boarding plans for your animals prior to arriving at our properties. Additional details are in the rental agreement for each property.
Q: What wild life is in the area and will we see any during our stay?
A: This is somewhat specific to each area where our properties are located and the season. At Tippy Canoe Cabin, the most frequent wild life visitors are raccoons, deer, and squirrels. At MerSea, it’s typically raccoons. Both properties have had bear activity and there are snakes in both areas so please be aware of surroundings and NEVER leave food/trash outside of our homes.
Q: What types of bugs are present in the area?
A: This is also somewhat specific to each area and season. While we strive for a flawless interior and have regular professional chemical applications, bugs can still find their way in. Mountain area: Asian beetles, wasps, stink bugs, spiders and biting insects. Beach area: Wasps, yellow jackets, biting flies (especially May-July) and palmetto bugs.
Q: Are there security cameras at the vacation homes?
A: Yes. For the safety and security of our guests and our properties, we have installed cameras on the exterior and in common areas, such as entry points, driveways, or outdoor spaces. These cameras record both audio and video. There are no cameras where guests have the expectation of privacy. All cameras are disclosed upfront and their locations are clearly communicated in the rental agreement.

Amenities & Features
Q: Is Wi-Fi available?
A: Yes, complimentary fiber Wi-Fi is provided for guest enjoyment. We expect all guests to use the internet appropriately and in compliance with all state and federal laws. The network name and password can be found in the guidebook on property.
Q: What is provided during our stay?
A: We provide all linens and towels, including extras for use at the pool/hot tub, lake/beach (property specific). A starter supply toilet paper and paper towels are provided. Extra pillows and throws are available as well. For your stay at the beach, 4 beach cruiser bikes are provided (helmets are not provided).
Q: What should I expect for the kitchen?
A: Each property features a fully equipped kitchen with cookware, dishes, utensils, and basic pantry staples like salt, pepper, and cooking oil. Condiments are not provided due to health and safety standards. We attempt to provide ample pantry staples but we do not provide everything needed for a stay. Guests should expect to do grocery shopping for food/supplies.
Q: Is there a washer and dryer?
A: Yes, a washer and dryer are available for your use. We provide starter detergent.
Q: Are there outdoor spaces?
A: Yes, enjoy our private patio with seating and a barbecue grill. Please follow the safety instructions provided in the property guidebook.
Q: Can we use the community amenities?
A: Yes! The community HOA for each property does have specific rules/requirements that guests are expected to follow while using the amenities.

House Rules
Q: Can I host events or parties?
A: No. Events, family gatherings or parties are not allowed. We strive to maintain a peaceful environment for all guests and neighbors. Occupancy is limited to registered guests only. Visitors to our properties are not permitted.
Q: Is smoking allowed?
A: Smoking and vaping are strictly prohibited anywhere on our properties.
Q: What should I do before check-out?
A: There are specific things we request based on the property. You will receive an email the day before departure with check-out instructions.
Q: Are there quiet hours for the community?
A: Yes. Each community has specific quiet hours that will be noted in the guidebook.
Q: We have friends/family that are staying close by, can we invite them over to visit during our stay?
A: Due to liability reasons, occupancy is limited to registered guests only. Please make plans to visit friends/family at other local establishments.

Emergencies & Maintenance
Q: Who do I contact in case of an emergency?
A: For life-threatening emergencies, call 911 immediately. For property-related emergencies, such as a plumbing or electrical issue, contact us at the number provided in the guidebook.
Q: What should I do if something breaks during my stay?
A: Please notify us as soon as possible so we can address the issue promptly and so that the issue is handled before the next guest arrives. Accidental damages are understandable. Significant damages may result in additional charges.

Reservations & Policies
Q: What is your cancellation policy?
A: The cancellation policy is detailed in your specific rental agreement.
Q: How do I extend my stay?
A: If you’d like to extend your stay, contact us as soon as possible. Extensions are subject to availability.
Q: Do you offer discounts for stays?
A: Yes, we offer discounts for stays over 7 days with no more than 14 day stay. Contact us for details.
Q: What are your specific booking policies?
A: There are several booking policies that are important to know up front. All other policies, including house rules, are detailed in the rental agreement.
- The booking guest must be at least 25 years old at the time of booking.
- The booking guest must provide a government issued ID, matching the name on the credit card and upload a selfie holding the ID.
- A signed rental agreement is required to be completed within 24 hours of accepting booking.
- A refundable security deposit is required per property. Information regarding the security deposit is contained in the rental agreement.
